A ground floor shop in the heart of the Rose Bay Village has been brought to market, with 736 New South Head Road, Rose Bay set to go to auction on 1 December 2026. The property combines secure income today with the flexibility to occupy or reposition when the current lease expires.

The 78 sqm* shop has prominent frontage to New South Head Road and sits metres from the Sydney Harbour foreshore, 450 m* from Lyne Park, 750 m* from the Rose Bay ferry wharf and 7 km* from the Sydney CBD.

It is leased to established allied health operator PhysioFIX Sydney until December 2027, returning a gross annual rental of $99,204*. E1 Local Centre zoning permits a broad range of retail and commercial uses, giving an incoming owner the choice to hold the asset as an investment, occupy it at lease expiry or reposition it over time.

The campaign is being run by Matt Pontey of Cushman & Wakefield and Grant Whiteman of Ray White Commercial Eastern Suburbs. The property will be offered by public auction at 5pm on Tuesday 1 December 2026 at the Cooley Auction Centre, unless sold prior, with price expectations north of $2 million.

Mr Pontey said the combination of location, tenancy and zoning was rare for the village.

“Shops in the Rose Bay Village seldom change hands, and owners tend to hold them for the long term. This one has a main road frontage, an established tenant and zoning that gives the next owner genuine choice.

“At this price point we expect a deep pool of buyers. Private investors and SMSFs will see a well-located harbourside asset with income in place, while owner-occupiers will see the lease expiry as a chance to secure their own premises in one of Sydney’s most sought-after villages.”

Mr Whiteman said limited supply in the village would underpin demand.

“Rose Bay has a loyal local catchment and very limited commercial supply. Buyers understand that assets like this are hard to replace once they are gone,” Mr Whiteman said.

The Information Memorandum is available from the agents on request.
