Stephanie Bigelow is currently a Vice President in the Valuation & Advisory Group of Cushman & Wakefield ULC based in Waterloo Region. Working closely with a team of appraisers, candidates, and staff, she provides a variety of valuations approaches, with experience in assets such as office buildings, neighbourhood/storefront retail buildings, multi-family residential, industrial facilities, commercial/residential development land, self-storage buildings, commercial water lots, residential condominium, and special purpose-built assets.

She has a particular focus on assets in the Waterloo Region & Guelph markets, and also works with her team on assets in the GTA and the rest of Ontario.
The Valuation & Advisory group provides services including appraisals, highest and best use analysis, and rental analysis, along with specialized expertise in various industry sectors.

Stephanie joined Cushman & Wakefield Waterloo Region in 2012, after graduating from the University of Waterloo. Throughout her time at Cushman & Wakefield, Stephanie has worked closely with clients and co-workers managing large projects, creating and maintaining local market statistics, and coordinating with the National Research Group for database construction and national research reporting. 

Over the past five years  with the Valuation and Advisory Group, Stephanie has worked on a number of significant valuation assignments from a variety of clients, and has provided valuation and consulting services for the purposes of disposition, financing, financial reporting, litigation, and expropriation. Key areas of her expertise include: 

  • Market analysis and research for new markets, assets, or portfolios (i.e. examining all commercial real estate transactions in the City of Guelph over a three year period for a portfolio client)
  • Valuation for land development, including use of the Land Residual Approach
  • Management of key deliverables on a monthly or quarterly basis for large institutional clients. This includes ongoing reports for properties encompassing Full Narrative Appraisal Reports, Update Appraisal Reports, and Desktop Appraisal Reports, most often for IFRS reporting

Stephanie received her Candidate Membership accreditation from the Appraisal Institute of Canada in 2016 and is currently a member in good standing.

    • Designated in 2022 as an Accredited Appraiser Canadian Institute (AACI) and a member in good standing. The AACI designation is granted to individuals who have completed the AACI program of studies and fulfilled all the professional requirements of the Appraisal Institute of Canada. AACI Members are qualified to offer valuation and consulting services and expertise for all types of real property.
