Pařížská Street in central Prague, representing the Czech Republic in Cushman & Wakefield’s global ranking of the most expensive shopping streets by rent, has moved up compared to 2024 and now ranks 19th. With annual rents of €2,820 per square meter, it confirms its position as the country’s most luxurious shopping destination. The world’s most expensive street in the 35th edition of the ranking is New Bond Street in London.
In the 35th edition of the ranking, New Bond Street in London claimed the top spot, with rents rising by 22% to €20,482 per square meter per year. It overtook last year’s leader, Milan’s Via Montenapoleone (€20,000/m²/year), and New York’s Upper Fifth Avenue (€18,359/m²/year). Globally, 58% of tracked locations recorded rental growth, confirming strong demand for prime retail spaces.
Using Cushman & Wakefield’s proprietary data, the report focuses on headline rents in 141 best-in-class urban locations across the world which, in many cases, are linked to the luxury sector. It includes a global index ranking the most expensive destination in each market. Pařížská Street represents the Czech Republic in this ranking.
Pařížská Street: Stable Rents, Growing Attractiveness
Despite stable rents, Pařížská Street maintains a strong position in the global ranking and continues to attract new brands and investors. In 2025, flagship stores of Max Mara, Pasquale Bruni, Grenardi, and Damiani opened here, and Ermanno Scervino is expected by year-end, further expanding the luxury offering in the city center.
A major boost came from the opening of the five-star Fairmont Golden Prague hotel and the new multifunctional building Pařížská 25, bringing new shops, restaurants, wellness centers, and high-quality public space. Retail and leisure space increased by 10%, further enhancing the area’s appeal. Pařížská Street is now fully connected to the riverbank, offering unique views of Prague Castle and the Vltava River.

Czech Market: Prague Leads, Brno Follows
Alongside Pařížská Street, other prime shopping locations in Prague include Na Příkopě Street and the lower part of Wenceslas Square, with rents around €220/m²/month. Outside Prague, Brno’s city center—Česká Street, Masarykova Street, and Svobody Square—remains the most expensive, with rents around €75/m²/month.

Europe recorded an average rental growth of 4% this year, with London and Budapest among the strongest performers. Rents on New Bond Street rose by 22%, while Fashion Street in Budapest saw a 33% increase. Pařížská Street maintained its strong position thanks to its appeal to luxury brands and planned investments. It remains the most expensive shopping street in Central and Eastern Europe.
