New, sustainable headquarters in the Zuidas district
Amsterdam, 11 November 2025 – International real estate advisor Cushman & Wakefield Netherlands will relocate in December 2026 to The Pulse of Amsterdam, a new, landmark, sustainable office building in Amsterdam’s Zuidas district. Cushman & Wakefield is leasing a total of 1,992 m² of office space on the 15th and 16th floors. With this move, Cushman & Wakefield chooses a location designed to connect people and provide an environment where organizations and teams can collaborate and perform at their best.

About The Pulse of Amsterdam
The Pulse of Amsterdam is one of the newest and most innovative mixed-use developments in the Zuidas, bringing together work, living, and leisure. The building consists of two towers – one residential and one office – connected by a public plinth designed to foster interaction and relaxation.
In total, the building comprises 34,800 m² of office space, 200 apartments, a cinema, restaurants, a supermarket, and a public rooftop garden on the ninth floor, which includes a 600 m² urban forest. Cushman & Wakefield will lease approximately 2,000 m² of office space on the 15th and 16th floors from December 2026. The fit-out of the new office will be fully managed by Cushman & Wakefield’s Project & Development Services (PDS) team to ensure it perfectly aligns with the company’s vision and ambitions.
Sustainability and Innovation
The Pulse of Amsterdam was developed by Edge and VORM, with Union Investment as investor, and meets the highest sustainability standards: BREEAM Outstanding, WELL Platinum, GPR Residential 8.0, CPG 7.5, and an EPC of 0.105. The building has been designed with circular principles, is energy-neutral, and features smart technologies to enhance comfort and energy management.
