LONDON, 2 October 2025 – Publica has pre-let 50,000 sq ft of office space to General Atlantic, a leading global investor, at its Elephant Marylebone building – the former House of Fraser department store that is being redeveloped into a best-in-class mixed-use destination in London’s West End.
General Atlantic has signed for floors 5 and 6, the latter coming with private terrace space, at Elephant Marylebone which is due for practical completion in December 2026. General Atlantic, along with Actis, which operates as the firm’s Sustainable Infrastructure business, will relocate from their respective current offices in Savile Row and London Bridge.
Publica is transforming the Art Deco era building into a fully electric, 247,529 sq ft destination with excellent sustainability and embodied carbon credentials, with reuse and retention of materials a key feature. It includes 30,000 sq ft let to Third Space for a gym and swimming pool, 40,000 sq ft of retail on Oxford Street and ground-floor F&B on Old Cavendish Street, as well as a new 14,025 sq ft rooftop restaurant with 360-degree views and a 6,630 sq ft terrace.
