Philadelphia-Founded Stateside Brands Signs 34,200-Square-Foot Headquarters Lease at 1100 Ludlow in Center City’s East Market Neighborhood

PHILADELPHIA – Sept. 24, 2025 – Stateside Brands (Stateside), the Philadelphia-born purveyor of Stateside Vodka and popular vodka-based canned cocktails including Surfside Iced Teas & Lemonades and Stateside Vodka Sodas, has doubled down on its commitment to the City of Philadelphia, signing a headquarters lease at 1100 Ludlow Street in the popular East Market development. The company will occupy 34,200 square feet across two interconnected floors at the redeveloped loft-style building, owned by National Real Estate Development. Stateside plans to move into the space in spring 2026 upon the completion of its custom buildout.
Cushman & Wakefield’s Jonas Skovdal and Brian Young represented Stateside in the site search and lease negotiations for the new space.

Designed by Blackney Hayes Architects with project management provided by Tobin Peters, the new headquarters will embody the Stateside brand identity and feature an in-house photography studio, an on-site bar complete with jumbotrons, and other amenities designed to support collaboration, creativity, and engaging in-house events for partners and employees.

The company also operates a warehouse distribution facility in Northeast Philadelphia and recently secured the branding rights to the entertainment center within the South Philadelphia Sports Complex, now known as Stateside Live!.

1100 Ludlow is a 200,000-square-foot adaptive reuse project that transformed a century-old warehouse into a modern loft-style office building, once occupied by Snellenburg’s department store and was also the original home of the Philadelphia Community College. Designed to serve Philadelphia’s creative, technology, and co-working communities, the space features 14-foot floor-to-slab heights, floor-to-ceiling windows, and flexible open layouts, the project—completed in 2017—delivers a unique workspace experience in the heart of East Market.
