Arranges Sale of 71,600-SF Industrial Building at Portland Portal III to In-N-Out

Portland Portal III - Aerial 003.jpg Portland, OR – October 6, 2025 – Cushman & Wakefield announced today that the real estate services firm has arranged the sale of a 71,600-square-foot industrial building at Portland Portal III to In-N-Out®.

The property, located at 18205-18365 NE Sandy Blvd in Gresham, Oregon, is part of a larger industrial development completed in May 2024 by Panattoni Development Company (Panattoni).The remaining 145,096-square-foot building is available for sale or lease, offering potential tenants or buyers a prime opportunity in Portland's high-velocity Airport Way submarket.

Cushman & Wakefield’s Keegan Clay, Aaron Watt and Brad Carnese represented the seller in the transaction. The team is marketing the second building for lease or sale on behalf of Panattoni.

The remaining building at Portland Portal III totals 145,096 total square feet and features 39 dock doors, two grade doors and a 36-foot clear height. It is divisible to accommodate tenants as small as 35,000 square feet. The building was constructed with concrete tilt-up and offers 83 auto parking stalls, a signalized intersection and 2,000 amps of 3-phase power. Zoned for general industrial use, it is ideally suited for a variety of industrial applications.

Portland Portal III benefits from its proximity to major transportation routes, including I-84 and I-205. The City of Gresham is known for its business-friendly climate, with tools and incentives available to support companies willing to invest and relocate. Nearby retail and service amenities further enhance the appeal of this location for potential tenants or buyers
