Cushman & Wakefield Arranges Sale of Key Development Site in Victorville, CA

Victorville, CA – October 15, 2025 – Cushman & Wakefield announced today that the real estate services firm has arranged the sale of a 0.70-acre land parcel located at the southeast quadrant of Nisqualli Road and Mariposa Road in Victorville, CA. The property, which is strategically positioned to enhance the development of the adjacent Nisqualli Plaza, was sold for $685,000, equating to $22.62 per square foot. 

Cushman & Wakefield's Emily Brun, James Lewis and Jeff Scheidegger represented the seller, Circle K Stores, Inc., in the transaction. Brandon Beauchemin of CBRE represented the buyer, Richard N Dick and Jim Fullmer. 

"This site was the missing link for the developer of Nisqualli Plaza, which owns the four adjacent acres, as it provides crucial access from Nisqualli Road," said Brun. "We've been working on this transaction since 2021, and the property line was even adjusted to allow for the inclusion of EV Charging Stations, which will be developed and operated by Circle K. Victorville is a growing area with a population of nearly 200,000 within a five-mile radius. The location benefits from being a high point between Los Angeles and Las Vegas, with more than 100,000 vehicles per day traveling on the I-15 freeway.
