The Land Team treats land, the foundational economic resource, with respect, innovation, rigorous analysis, and deliberate planning. With team roots going back to the late 1980s, the team takes a long view of this fundamental asset, strategically envisioning how each parcel or acreage can best be managed for enduring value. We know we are on the right track when we have repeat transactions with the same client, whether a hospital chain, a Master Planned Community developer, an apartment developer or others. We see ourselves as advisors leading the market, rather than following it.
Our team consists of four seasoned brokers with a combined total of 84 years of experience. The team works together initially on all assignments with a specialist taking the lead on each assignment: land for single family, retail, medical, hospitality, multifamily, office, industrial or specialty use or development. Supporting the team are two analysts who assist with the underwriting research, a graphic designer for marketing materials, and an administrative assistant who keeps it all together. Collaboration with C&W colleagues and access to the C&W platform and resources rounds out our effectiveness.
For sellers, we understand the buyers and maintain a rich and reliable database of thousands of users sorted by property type, which we constantly update with new entrants to the market. Hence we are always ready to market a property of any type. For buyers, we have a slate of tools we use to source the right property. Our first step is always a full and meticulous investigation of a property from all angles: regulatory land use and zoning, physical characteristics, access, traffic, demographics, neighborhood, potential use and income.
In addition to the close-up study of individual properties, we monitor the larger picture as well, keeping track of the path of growth, new infrastructure, changes in laws and regulations, incentive opportunities, financing issues, sales and competing properties, and overall trends in occupancy and returns.
