The Opportunity
In 2002, Capital One acquired a 26-acre site bounded by the Washington beltway (495) and Route 123 in Tysons and created a development plan for a 500,000-sf office building.
Thanks to Capital One's tremendous growth and the addition of a new metro extension to Tysons, the site gained in value over the years. Cushman & Wakefield was engaged to analyze future growth and development potential, and provide development management services in support of all phases involved in creating a walkable and sustainable urban center.

The Solution
Capital One wanted a new Headquarters development to be the centerpiece of their vision for a dynamic transit-oriented mixed-use town center. Located at the Silver Line transit station, the 1.1 million-sf office tower, which celebrated its grand opening in December 2018, has played a leading role in transforming Tysons into a vibrant community.
The 31-story Headquarters, which houses the evolving campus development, was designed to foster innovation, collaboration and environmental responsibility, while strengthing Capital One's position as a employer of choice.

The Results
Our teams continue to provide project management services on the project, consisting of 12 buildings totaling 5.5 million sf. Blocks A-E consist of a mix of office, retail, hotel, performing arts center and residential space in a development plan with a timeline of at least 10 years. Rezoning increased density from .5 to a 2.0 FAR. The first of the buildings, Capital One’s new Headquarters, was delivered in Q4 2018. Currently the mixed-use block is under construction.The next phase, a 30-story office tower broke ground in Q1 2019, with future phases expected through 2024.
