Once known for spice, rice and traditional warehousing, Song Wat Road is becoming one of Bangkok’s most distinctive retail and lifestyle destinations with heritage shophouses and social media promotion attracting fragrance boutiques, cafés, independent fashion brands and dining concepts, and reshaping the former riverside market precinct.

A Historic Street With a New Commercial Role

Song Wat Road’s appeal lies in the contrast between the old and the new. Its heritage streetscape still carries the memory of Bangkok’s trading past, but the market is now being reinterpreted by a new generation of operators. Cafés, fragrance boutiques, fashion brands and a myriad of dining options are gradually replacing small-scale storage and trading spaces, giving the street a more experience-led commercial character.

However, this is not the conventional footfall-driven retail model. Song Wat Road is not competing with Bangkok’s major retail centres on volume. ไตรมาส 2 ปี 2569 ตลาดสำนักงานกรุงเทพฯ ทำสิ่งที่ไม่ค่อยได้เห็นมานาน นั่นคือ "การหยุดพัก" เพราะไม่มีตึกใหม่เปิดตัวเลยแม้แต่แห่งเดียว ส่งผลให้อุปทานรวมทรงตัวอยู่ที่ 9.15 ล้านตารางเมตร ส่วนอัตราว่างของเกรด A ใน CBD ปรับตัวลดลงเหลือ 21.9% ซึ่งเป็นระดับที่ต่ำที่สุดในรอบ 3 ปี ถือเป็นสัญญาณบวกหลังจากตลาดปั่นป่วนมาพักใหญ่ตั้งแต่หลัง COVID-19  แต่ฝั่งค่าเช่ายังคง "ไม่ขยับ" อยู่ที่เฉลี่ย 943 บาท/ตร.ม./เดือน
