Cushman & Wakefield’s Tenant Advisory Group relocates Dabble to tailor-made office space

Dabble new office

Dabble Sports, known in the Australian market for its social sports betting app, is set to relocate next month to a newly built, larger suite at Edward Street in Brisbane’s CBD.

This move follows a renewal vs relocation strategy led by Cushman & Wakefield’s Tenant Advisory Group, who worked closely with Dabble to find a space that better supports their operational needs and collaborative culture.

Initially housed in a smaller suite in the area, Dabble engaged Cushman & Wakefield to explore their options. During inspections, it became clear that increasing the office size was a priority, as the company sought to enhance its collaborative environment. Cushman & Wakefield successfully negotiated a lease on Edward Street, partnering with the landlord, Precision, and fitout specialist, Outkast, to deliver a workspace tailored to Dabble’s needs.

“In a world of back-to-office mandates, Dabble continues to stand out by fully embracing hybrid work,” said Tessa Blaby, Cushman & Wakefield’s Tenant Advisor.

“This new space reflects Dabble’s forward-thinking approach, embracing the evolving nature of the workplace. Despite adopting a fully hybrid model, Dabble chose to expand, recognising that the office is no longer just a place to work but a space for collaboration and connection. This shift is part of a larger trend, where not only individual offices but entire buildings are being reimagined to create third spaces and activate their environments. As employee needs and expectations continue to change, we can expect this evolution to keep gaining momentum.”

The new office has been thoughtfully designed with a mix of collaborative spaces, breakout areas, and quiet zones to accommodate diverse work styles. Additional perks like a coffee tab at a local café and complimentary shared parking make it convenient and enjoyable for employees to work onsite, reinforcing the sense of community that is central to Dabble’s culture.

“Cushman & Wakefield truly understood our vision and the importance of blending flexibility with a collaborative office environment,” says Nadia Allan, Dabble’s Head of People & Culture. “Their deep knowledge of Brisbane’s commercial real estate market made the leasing process smooth and efficient, and they were invaluable in guiding us through the entire relocation journey.”

Outkast, the fitout contractor, played a crucial role in bringing the space to life. “Their creative vision and meticulous attention to detail transformed our office into a vibrant and productive environment,” said Ms Allan.

Dabble’s relocation is more than just a move to a new address—it reflects a larger trend of companies embracing hybrid work and prioritising employee needs through well-designed office spaces. This growing emphasis on creating flexible, collaborative environments signals a shift in how businesses approach their office requirements, one that values connection, innovation, and employee satisfaction.

To make this shift successful, businesses must plan ahead, well before their lease expires, to ensure their office space aligns with the new dynamics of hybrid work. Early engagement in the planning process allows businesses the time to explore different options, anticipate future needs, and design a workspace that can evolve with them.
