Cushman & Wakefield secures Blue Chip tenant in Dandenong South

In a clear signal of confidence in Melbourne’s southeast industrial corridor, MiTek Australia Ltd has signed a five-year lease for the modern logistics facility at 26–44 Monash Drive, Dandenong South, marking a strategic expansion for the building solutions company.

The 7,137sqm facility is located within the prestigious M1 Estate, developed by the Pellicano Group. The estate is a cornerstone of Dandenong South’s industrial precinct, offering unmatched access to key arterial roads including the Monash Freeway, Eastlink, and South Gippsland Highway.

The property features a drive-through breezeway, multiple roller shutter doors, and a secure rear hardstand, making it ideal for high-volume logistics and manufacturing operations. A 394sqm corporate office, dispatch office, and surplus land for future expansion round out the offering, with the lease negotiated by Kosta Filinis and Gareth Jackson of Cushman & Wakefield 

“This deal reflects the ongoing strength of Dandenong South as a core industrial and logistics hub,” said Kosta Filinis, Director, Logistics & Industrial – Victoria South East. “The area’s connectivity, infrastructure investment, and skilled workforce continue to attract major occupiers.”

“Limited availability has constrained activity, with lease renewal rates averaging more than 95%,” added Gareth Jackson, Director, Logistics & Industrial – Victoria South East. “Vacancy in Melbourne’s South East currently sits at 1.6%, well below the national average of 3.0%, and stems from a subdued supply pipeline given the lack of land in core locations. Demand is expected to improve in the second half of 2025, supported by a recent pick-up in enquiry and inspections and stems from the continued recovery in the consumer environment.” 

“MiTek required a facility that would cater for expansionary growth.” said David Oliver, Managing Director, MiTek Asia Pacific. The lease to MiTek comes amid a wave of infrastructure upgrades and growing demand from global and domestic occupiers, with nearby tenants including Amazon, Woolworths, Aldi, Dulux, and L’Oréal.

“With its proximity to Melbourne’s original southeast growth corridor and direct access to the CBD, the Monash Drive facility is well-positioned to support MiTek’s next phase of growth” added Mr Oliver .
