Fortitude Valley hospitality venue hits leasing market

A fully fitted bar, club and restaurant venue on one of Fortitude Valley’s most prominent corners has been brought to market for lease, offering hospitality operators a turnkey opportunity in the heart of Brisbane’s premier nightlife precinct. 

Cushman & Wakefield is appointed to lease 234 Wickham Street, Fortitude Valley, positioned at the intersection of Wickham and Brunswick streets and just 50 metres from Valley Metro Station. The 458 sqm freehold hospitality venue spans three levels, with each offering a distinct trading or operational environment. 

The 153 sqm basement provides flexible storage or private function space, while the 155 sqm first level incorporates a fitted commercial kitchen, bar and stage designed for live entertainment and food and beverage service. Cushman & Wakefield Director, Retail Leasing Guy Stafford said the corner position and existing fit-out provided an opportunity for operators looking to enter or expand within the Valley without starting from a bare shell. 
“This is a genuine plug-and-play opportunity in a location that is very difficult to replicate. You have a prominent corner at the gateway to Brunswick Street Mall, significant pedestrian traffic and public transport virtually on the doorstep.

The venue has a large entrance directly off Brunswick Street and prominent signage opportunities facing towards Brunswick Street Mall. Existing infrastructure includes a commercial kitchen, exhaust and grease trap services, reducing the extent of works required for an incoming hospitality operator.  

The premises also benefits from an existing liquor licence, available for transfer to an incoming operator subject to regulatory approval, with approved late-night liquor trading until 3am. Its position within the Fortitude Valley Safe Night Precinct provides a significant advantage for operators seeking a genuine late-night hospitality and entertainment offering. 

Cushman & Wakefield’s Manager, Retail Leasing, Liam Ghietti said the opportunity came as Fortitude Valley continued to attract investment and new hospitality concepts. 
“Fortitude Valley remains Brisbane’s most established entertainment precinct, but it is also evolving quickly as residential density, infrastructure investment and new hospitality offerings reshape the area.

“The fact that it is already fitted for hospitality and entertainment means an incoming operator has the potential to move quickly and focus on bringing a strong concept to the space.” 

Fortitude Valley is home to a dense concentration of bars, restaurants and live music venues, with Brunswick Street Mall and James Street among the surrounding entertainment, retail and dining destinations.  

The Valley Metro precinct services more than 30,000 commuters and visitors daily, while the local residential population is estimated to have increased by around 21.4 per cent between the 2021 Census and 2026.  

The precinct is also expected to benefit from further infrastructure and visitation growth ahead of the Brisbane 2032 Olympic and Paralympic Games, including the planned Brisbane Stadium at Victoria Park and Athletes Village at the RNA Showgrounds.
