Prime Hampshire Development Site Sold to Barchester Healthcare

A prime development site close to Winchester has been sold to Barchester Healthcare.

The site was formerly home to the Captain Barnard Public House located in Otterbourne, a village south of Winchester. In February 2020, the site received planning permission for a 62-bed Care Home and four apartments within a detached villa. 



Newcore Capital Management LLP, advised by Tom Robinson and Sam Gadar in Cushman & Wakefield’s Healthcare team, sold the freehold interest in the site to Barchester Healthcare, after advising on the initial site acquisition in 2019. Newcore has retained the front portion of the site with consent for a detached villa. 

Tom Robinson, Partner in Cushman & Wakefield’s Healthcare team said: “After some years standing vacant as a cleared site, we are delighted to see the former Captain Barnard take a step towards its future use as a prime grade, modern care home, supporting local development, employment and care demand.

“In these difficult social and economic times, it’s great to know that operators are confidently looking to the future via new development, whilst also managing the complexities of trading care homes through one of the most challenging eras in decades.”

Sam Gadar added: “This is the second site Barchester Healthcare has acquired in Hampshire from Cushman & Wakefield’s Healthcare team following their acquisition of a 1.12-acre site with planning consent for a 75-bed Care Home in Fareham in Q1 2019.”
