The healthcare industry in Greensboro/Winston-Salem successfully navigated through economic fluctuations and rising inflation. The Triad region added over 16,400 jobs and notably, Ambulatory Health Care Service jobs, including offices of physicians, dentists and medical laboratories, increased by 3.5% to nearly 33,700 jobs in 2022. Employment growth in these fields is projected to continue, with an estimated 6.8% increase by the end of 2025.
Leasing activity was most active during the first and fourth quarters of 2022. During this period, new leases and renewals totaling over 69,000 square feet (sf) were signed, which contributed to the year's overall total of 107,000 sf. The market also saw a healthy increase in occupancy, with nearly 83,000 sf of positive net absorption recorded, outpacing the amount of new construction deliveries.
