An NNN lease stands for a net commercial lease. On an NNN lease, tenants pay additional expenses in addition to the lease fee to the owner. The NNN fees includes property taxes, property insurance and common area maintenance for a building.

Net Lease Investments are stable, long-term investments without the owners having to manage the maintenance of the property, paying taxes and other related costs associated to the asset. Investors use net leases to shift the burden of managing taxes, insurance, and fees to the tenant; while providing the owner with reliable and consistent cash flow.

1031 Exchanges allow you to sell a commercial income property while deferring capital gains taxes, as well as federal and state taxes. This is done when an investor purchases a like-kind property within a specific period of time of the sale of their property. The Net Lease option is beneficial in meeting 1031 exchange deadlines.

Single net lease; the tenant pays property taxes in addition to the base rent. Double net lease; the tenant pays property taxes and insurance premiums, in addition to the base rent. net lease; the tenant pays property taxes, insurance, and maintenance costs, in addition to the base rent.

Absolute net leases require absolutely no landlord responsibility for expenses. Payment for building expenses is made directly by the tenant. With a net lease, the tenant may not pay for expenses directly. In some situations, the landlord may pay for expenses up-front on behalf of the tenant. Then at calendar or fiscal year-end the tenant provides full reimbursement to the landlord.
