Then we use GIS mapping, demographic and market data to measure each option against those goals, so you can compare sites side by side and move with confidence. Whether it's a distribution facility where drive times matter or a new bank branch or grocery store, we find the right site and negotiate the right terms.
Land Sales
We track active and competing land across the market, so sellers get a well-supported view of what their property is worth today. We build each disposition strategy to maximize price and minimize transaction risk. That means positioning the site to the right buyer pool, structuring terms that hold up, and managing the deal through due diligence and closing.
Valuation & Advisory
Our advisory work goes beyond listings. We provide broker opinions of value, highest-and-best-use analysis, proforma and purchase agreement review, and transaction structuring. The goal is to help owners, developers and investors make informed decisions before they go to market or commit capital.
Tax Reduction
We take a creative approach to reducing total tax liability rather than fighting over assessed value. For properties larger than ten acres, we work with local farmers to establish a crop, ultimately changing the land’s classification to agricultural. This can lower the tax rate to as little as 1% of the current assessed value, compared to typical rates of roughly 3.5%. A reduction of more than two percentage points can save a client hundreds of thousands of dollars.
A lower tax burden also makes the property more marketable to third parties. We have a 100% success rate and have recently completed more than 20 tax reduction assignments locally.
