GLEN BURNIE, MD – August 26, 2025 – Cushman & Wakefield announced today that the real estate services firm has arranged the sale of the future site of the Solley Road Distribution Center. The land is a fully entitled 16.5-acre industrial site located at Parcels 117 and 118 on Solley Road in the Baltimore-Washington Corridor. The property was sold to Xebec Realty for $4,500,000. The buyer intends to build a 90,300-square-foot warehouse property.
Cushman & Wakefield’s National Industrial Advisory Group, including the Northeast team of Jonathan Carpenter, Graham Savage and Dawes Milchling, represented the seller Elm Street Development in the transaction.
“This transaction underscores the growing demand for strategically located industrial sites in supply-constrained markets like the Baltimore-Washington Corridor,” said Carpenter. “The site’s prime location and full entitlements position it for swift development to meet the region’s industrial space needs.”
Strategically situated in Glen Burnie, Maryland, the site presents a premier opportunity for industrial development in one of the Mid-Atlantic's key logistics hubs. The Baltimore-Washington Corridor remains one of the most sought-after markets for industrial tenants and investors due to its access to nearly 10 million consumers within an hour’s drive, affluent demographics, and robust transportation infrastructure.
The property is ideally positioned to benefit from immediate access to major transportation routes, including I-695, I-95, and the Port of Baltimore, as well as close proximity to both Washington, D.C. and Baltimore.
