HOUSTON - November 10, 2025 – BMC Software has extended its headquarters lease at CityWest 4 for a total of 95,827 square feet. Cushman & Wakefield Vice Chairman Scott Wegmann and Executive Director Kevin Ray represented the tenant, and the firm’s Executive Directors JP Hutcheson and Amanda Nebel represented ownership, a venture consisting of Parkway Properties, 3Edgewood and Midway.
BMC Software will lease 95,827 square feet as of summer of 2026, and the transaction brings the four-building Class AA asset to 97% leased. BMC is the original developer of the CityWest campus, including the 21-story, 518,907 square foot building it currently occupies.
Located at 2103 CityWest Blvd. in Houston, CityWest Place 4 is part of the 35-acre CityWest office campus containing 1.5 million square feet. Located off Sam Houston Tollway in the northernmost section of the Westchase district, CityWest boasts exceptional outdoor space that has garnered national distinction for landscaping elements spanning from extensive flower gardens and pine groves to a mini-amphitheater under mature trees further enhanced by tranquil water features like Japanese garden pools.
