This space is currently occupied by Suburban Tails (1,240 SF) on a MTM lease. This space has access to a grease trap. Landlord's preference would be to lease to a restaurant. To facilitate this, the Landlord would be willing to provide a TI allowance to support the buildout to an approved tenant with experience and supportive financials. Goodwill's end cap could be added to this space in the future, they are on a 3 year renewal and the owner would like to figure out how to utilize that space for a restaurant as well. Ideally, the tenant in Suite 2 could expand into the end cap (Suite 1) upon Goodwill's expiration - total combined space would be 2,215 SF.
