ŁÓDŹ PROPERTY MARKET
With a total of 468,900 sq m of office space, Łódź is the seventh largest office market in Poland. 33,900 sq m was added to the city’s office stock in 2018 across four projects, the largest being Ogrodowa Office Centre (24,700 sq m), TME Office Building (5,500 sq m) and Sepia Office (2,300 sq m). Absorption amounted to 33,700 sq m and was close to last year’s new supply. In 2018, total leasing activity in Łódź hit 56,100 sq m, down by 4% on 2017’s level but up by 9% on the five-year average for 2013-2017. The largest transactions included Orange’s 4,250 sq m lease at Ogrodowa Office, GFT Poland’s 4,100 sq m lease at Sterlinga Business Center and Accenture’s 4,000 sq m at University Business Park A.
Robust occupier activity in the last four years pushed the city’s vacancy rate down to 8.7%. Nearly half of the unoccupied space is available in units sized below 1,000 sq m at office buildings completed before 2009.
Meanwhile, there is a limited number of spaces of more than 2,000 sq m. However, 2019 is expected to see more than 77,000 sq m delivered across such projects as the first phase of Brama Miasta (26,200 sq m), Imagine (17,200 sq m) and building one of Monopolis (8,600 sq m). In addition, several large-scale office projects are anticipated to break ground in the coming 12 months, including Ghelamco’s P22, Echo Investment’s placemaking project in Tymienieckiego Street, and HB Reavis’ project in the New Centre of Łódź.
