Wrocław is the third largest office market in Poland. Its total office stock had surpassed the one million sq m mark as at the end of 2018 and stood at 1,054,200 sq m. New supply climbed to a combined 146,600 sq m completed across 14 office projects in 2018, which represented a 187% increase on 2017’s level.

Development activity picked up in 2018 following the limited number of new completions a year earlier. The biggest projects completed in 2018 included Echo Investment’s Sagittarius Business House (24,900 sq m), LC Corp’s Retro Office House (18,200 sq m) and BZ WBK’s BZ WBK Office Building (17,000 sq m).

In 2018, Wrocław’s net absorption in 2018 hit a record high of 136,300 sq m, representing a twofold increase on 2017’s volume. This was largely driven by a record-breaking occupier activity in 2017, which - due a paucity of vacant office space - witnessed a number of pre-lets at office buildings scheduled for completion in 2018.

The absorption level, which was close to the new supply level, pushed the city’s vacancy rate down to 9.1% at the end of 2018, down by 0.3% year-on-year.

Office take-up in Wrocław reached 162,900 sq m in 2018, a mere 4% below 2017’s record level. A large volume of vacant office space drove tenants to sign leases for spaces at existing office buildings, which led to an almost fourfold decrease in pre-lets compared with the average for the last two years.

In 2018, Wrocław’s office rents averaged at EUR 14.50/sq m/month.
