A joint venture between Koll Development Company and Metropolitan Partnership will develop the site. Scheduled for delivery in 1999, Dulles Park Technology Center features include a column free, rectilinear design providing a 36,463 typical floor plate, two mechanical equipment rooms and two sets of bathrooms per floor for added flexibility, free surface parking at a 3.7/1000 ratio, and a location that places it within a short walk or drive of 19 restaurants, 5 hotels and a variety of entertainment and convenience retail.

Mechanical: Energy efficient cooling system will serve multiple air handling units on each floor. Systems will allow for flexible usage for off-hour requirements of air conditioning. A direct digital control (DDC) system will be utilized for building automation and energy management control requirements of the mechanical system.

Electrical: The building will be served by 480/277v 3000 amp service with cabinets to satisfy 6 watts per foot for tenants' power and lighting requirements. Each floor shall have a sub-distribution switchboard located in the electrical room.

The project is fully sprinklered to NFPA 13 standards. Three standpipe risers with floor level fire hos
