01 The Opportunity
The Land Advisory Group’s qualifications led to the team being selected to sell Bixler Farms, a 1,347± acre farm that had been continuously owned by members and descendants of the founding family since the late 1800s. This exceptional agricultural investment opportunity in California’s San Joaquin – Sacramento River Delta included 289± acres of walnuts, 270± acres of vineyards, 97± acres of blueberries, and over 550 acres of row crop land. The property also included riparian water rights; farm equipment; packing, cooling, and processing facilities; and more. The multiple permanent crop types, particularly the blueberries, presented a challenge to many prospective buyers, as it made underwriting the asset difficult.
02 The Results
The Land Advisory Group (LAG) exposed this complex agricultural asset to buyers throughout the U.S. and across the globe. Despite multiple complications arising during a fluid and extended escrow process, LAG was able to successfully resolve title and ownership issues to complete the transaction in less than one year, closing escrow in April 2014. Subsequent to the sale, the team assisted some selling shareholders with the reinvestment of their sale proceeds into commercial real estate by way of a 1031 exchange.
