About
Caroline Kennell is an Associate Advisor in the Strategic Advisory Services (SAS) practice group at Cushman & Wakefield in Baltimore, Maryland. She provides comprehensive consulting, advisory, transaction, and brokerage support to clients seeking to optimize and reposition real estate assets across diverse property types. Since joining Cushman & Wakefield in 2024, Caroline has contributed to high-profile, multi-disciplinary projects spanning ground-up developments, adaptive re-use and redevelopments, master planning, and extensive studies on assets such as corporate headquarters, research and development facilities, large-scale redevelopment sites, and data centers. She has developed expertise in market and submarket research, feasibility analyses, financial modeling, and site planning. Her work includes evaluating both physical and intangible factors--such as topographic condition, traffic considerations, zoning and entitlement conditions--conducting stakeholder interviews with government officials and business leaders, and preparing strategic recommendations that guide client decision-making. Caroline is also skilled in creating investment-grade marketing materials, managing national and international RFI/RFP processes, and supporting transaction execution through financial analysis, marketing narratives, and buyer engagement.
Notable projects include Humana’s Corporate Headquarters (Louisville, KY), The Colonial Williamsburg Foundation (master planning, development consulting, transaction management), Gould Street Powerhouse (Baltimore Peninsula, MD), Battelle’s BEST Center (Aberdeen, MD), Villa Assumpta Redevelopment (Towson, MD), University of Maryland Medical Systems & Frederick Health (portfolio planning and management, brokerage support), and multiple large-scale Mid-Atlantic data center developments.
Caroline serves as the Baltimore Chair of Cushman & Wakefield’s Future Leaders organization and is an active member of the Urban Land Institute. She has held prior leadership roles including Vice President of the Business Law Society at the University of Maryland and Director of Parent & Alumni Relations for a women’s leadership organization. She earned a Bachelor of Science in Finance with a minor in Real Estate Development from the University of Maryland, College Park, and has internship experience in financial analysis, accounting, and construction project management with Bozzuto and Potomac Construction.
