Sam Tenenbaum is a Senior Economist at Cushman & Wakefield, where he covers capital markets across all major commercial real estate asset classes and leads the firm's multifamily research.

His work turns data into a clear read on where the market is heading, covering pricing, liquidity, debt, and the capital flows moving across property types. Drawing on Cushman & Wakefield's vantage point as a global firm, including the 170,000-plus multifamily units it manages alongside its investment sales, lending, valuation, and advisory businesses, Sam gives institutional, family-office, and private investors a view they can act on.

Sam helps produce Cushman & Wakefield's thought leadership, briefing clients, investment committees, and industry groups on the macro and capital markets forces shaping returns. He built Cushman & Wakefield's multifamily research practice from the ground up before broadening his coverage to capital markets across asset classes. Earlier, he was a founding member of CoStar's Market Analytics team and the Central Texas economist, leading forecasting and market research across asset classes.
