Occupiers
By the end of 2021, take-up is expected to be just above the level of 2020 (1 million m²). The basis for this is formed by the latent search demand of 350,000 m² in the G5 from 2020 that has already been identified, which will be postponed to this year, plus the demand that will arise in 2021 among users with expiring lease contracts who have not yet started a housing process. The growth of the recovery is expected to settle within the bandwidth of the five-year average, at 1.1 million m².
Investors
For the first half of 2021 the current market conditions will change little or not at all, but from the second half of the year there will be an acceleration in market activity. On the one hand, this depends on practical aspects such as the entry restrictions for potential foreign buyers currently in force, while on the other hand developments in the user market are closely monitored.
Fast Forward
Although the virus outbreak will pass, the world and the way we live, work, shop and live will be permanently different. We can apply the lessons that we learn from the corona crisis to make the workplace in the office more inspiring and ultimately much more productive.
