In our Outlook 2021 - Logistics we look at the expectations for the logistics market, including:

Occupier market

The pandemic has also led to a special year in logistics in the Netherlands. Much more than in other years, the growth of the market and the associated transport volumes was mainly in food, electronics and pharmaceutical logistics. The trend of Big, Bigger, Biggest slowed down in 2020 and most market dynamics occurred in the segment between 20,000 m2 and 40,000 m2, which indicates a trend towards a more finely meshed distribution model.

Investor market

The expectation for 2021 is that the current dynamics will continue, albeit on a smaller scale than in previous years. This is the result of an expected decrease in newly delivered distribution centers, as the development pipeline from 2019 has been halted by the noisy discussion, obstacles resulting from PFAS and nitrogen. From 2020, the corona pandemic has also been added as an impactful factor. Expressed in numbers of transactions compared to expected supply, there will be more transaction dynamics for 2021.

Fast Forward

Several trends and processes that had been going on for some time, manifested themselves at the same time. The pandemic meant that stores could not be supplied, while the number of online orders exploded. Shippers are developing a new and especially direct relationship with the end consumer more quickly, because the physical store has (temporarily) disappeared as a link from the chain.
