How do you create value for your clients?
I provide value by delivering a holistic approach to Tenant Representation. My clients' needs are evolving at an accelerated pace. Therefore, decisions on real estate require an approach that considers both short- and long-term business objectives. By anchoring strategy in the needs of their business, I'm able to reverse engineer the optimal real estate plan, assemble the right resources, navigate dynamic market conditions and execute beyond expectations.
What innovative trends across Workplace and PropTech are you leveraging in your market or sector to help keep your clients competitive?
There is a fundamental shift in the way companies occupy real estate, which has created an opportunity to reimagine the total workplace ecosystem for each business. Cushman & Wakefield's proprietary Experience per Square FootTM (XSF) tool has been incredibly valuable in capturing the evolving needs of employees and I utilize it to help companies protect their most precious asset - their talent.
If you had a lens into the future, where do you think Occupiers will be most focused in 2025?
Occupiers of the future will operate in a highly competitive environment. Talent retention, room for adaptability, creating culture, community, and finding efficiencies through technology will be paramount to the success of the our clients' businesses. These factors will lead to an increased focus on flexibility in real estate and cultivating an attractive workplace experience.

Marques L Williams is part of Cushman & Wakefield’s Tenant Advisory Group (“TAG”) in its West Los Angeles office. Marques advises the real estate needs of occupiers around the globe, with a specialty in workplace strategy and emerging technology and commerce. Marques's clients range in portfolio size, organizational structure, and asset types, which are comprised of media, technology, ecommerce, finance, insurance, healthcare and entertainment related industries. This experience allows him to offer vertically integrated solutions at the intersection of industry-specific knowledge and market expertise. Marques adds value through detailed research and evaluation of sites and facilities; creation and implementation of strategic real estate plans; analysis of the financial impact of lease, purchase, disposition and/or termination of redundant facilities; and the development, implementation and documentation of negotiating strategies.
Marques leads a host of internal initiatives within Cushman & Wakefield and serves as an Executive Committee of C&W’s Tenant Advisory Group (“TAG”), a Cabinet Member of the Next Generation Leadership Network (“NGLN”), a member of Cushman & Wakefield Future Leader and Blacks United in Leadership & Development (CWFL & BUILD), recognized in C&W’s “What’s Next” campaign, leads the Los Angeles Emerging Technology Practice Group (“ETAG”) and newCommerce Group (“nComm”).
