Anya Asphall is a Director in the Diligence Advisory Group of Cushman & Wakefield, Inc., which advises on pre and post-closing loan underwriting, credit risk analysis and strategic advisory solutions for a diverse client base, with expertise and data across different asset classes as well as markets. She has over 15 years of commercial real estate experience, with nearly 10 spent with Cushman & Wakefield. She has been an approved Freddie Mac underwriter since 2009.
Her responsibilities include underwriting complex commercial real estate transactions, including conventional multifamily, seniors housing, targeted affordable housing, small balance loans, student housing, and manufactured housing. Ms. Asphall maintains a loan pipeline that ranges from single execution deals to multi-property (up to 20+) portfolios. She completes financial analysis including trend and cap rate analysis, and proforma NOI and DSC calculations. She also reviews reports prepared by third-party consultants to determine market value, physical needs, and any environmental concerns for multifamily properties. Ms. Asphall was promoted to Director after 3 years with the company, with additional responsibilities including managing and training new analysts and lead underwriter on more intricate portfolio transactions.
Ms. Asphall make certain that all quality control protocols have been followed by routinely reviewing work by analysts and other team members and examining any updates to clients’ policies and keeping all team members informed of any changes.
Prior to Cushman & Wakefield, she was with BlackRock, Inc. where she underwrote commercial real estate transactions in compliance with agency guidelines in addition to other duties. She was also responsible for the preparation of asset summary reports for loan securitizations to include review of appraisals, engineering reports, environmental assessments, and commercial real estate loan documents.
