Mr. Kloiber is a highly experienced real estate project and development executive who routinely demonstrates the expertise required to lead diverse teams of professionals to achieve client driven project goals. Over the past 30 years, he has provided unsurpassed hands on delivery of strategic real estate program and project advisory services; program management planning and execution; and project management for hundreds of clients over millions of square feet both nationally and internationally.
Mr. Kloiber led a global PMO that was globally consistent, provided visibility, and defined an end-to-end approach including the people, platform, and process in order to for his ecommerce client to build 50 MM SF of new distribution facilities annually.
As Director of Project and Program Management for PepsiCo Global Real Estate, he led a team of professionals handling projects that impact more than 5MM SF and $200MM of capital annually for PepsiCo’s 160 MM SF portfolio while supporting Transaction Management, Facilities Management, and Consulting services. He also led an internal and external team on the $300MM multi-year renovation and modernization of the PepsiCo world headquarters and Westchester consolidation.
Mr. Kloiber’s experience included high-rise core and shell projects, large complex infrastructure assignments and large corporate fit-outs. He has extensive experience in development advisory services and managed complex requirements both Ernst & Young’s NY headquarters and Time Warner’s headquarters.
Mr. Kloiber oversaw the development for a new 160,000 SF headquarters/distribution center for Swiss Army Brands, a 550,000 SF renovation for MetLife, and a headquarters upgrade for Hyperion Solutions.
Prior to moving to the CT marketplace, he was Deputy Director on the $775 MM Lincoln Center Redevelopment Project. He led projects for the United Federation of Teachers’ project which involved a 740,000 SF relocation to the union’s new headquarters in Lower Manhattan; Apollo Theater Foundation, a full scope project management for the historic landmark renovation and planning for new construction of ten-story, 200,000 SF performing arts center; Time Warner Center, a base building program and interior fit out for a 2 MM SF requirement; Diageo North America, the development of 228,000 SF plus an exterior plaza ground floor and a penthouse terrace, and the relocation and consolidation of seven locations into a new corporate headquarters; Cadwalader Wickersham & Taft, a 450,000 SF relocation to larger office at One World Financial Center in Lower Manhattan; Ernst & Young, LLP, a base building coordination and interior fit-out of a 1.2 MM SF facility at 5 Times Square; PricewaterhouseCoopers, 500,000 SF of corporate interiors at 1177 Avenue of the Americas; J.P. Morgan Investment Management, Landlord Representative for a $80 MM Capital Improvement project at 919 Third Avenue a 1.2 MM SF facility; 1540 Broadway, a 1.1 MM SF new core and shell construction including 300,000 SF retail and four movie theaters; and Citicorp Center, Long Island City, a 1.3 MM SF new core and shell construction and tenant fit-out work.
