About

Mr. Powell is a Senior Director with Cushman & Wakefield’s Valuation & Advisory Services team, primarily serving the Tampa and Central Florida market. He has been actively engaged in real estate valuation and consulting assignments since 1991. 

Mr. Powell has had many specialties over his career including valuation for vacant land, appraisal management and review, ground leased assets, subdivision development, and both public and private golf courses. He has also maintained experience in a wide variety of property types such as multifamily, mobile home parks, educational facilities, auto dealerships, retail, office, healthcare and industrial.

His primary clientele includes major lending institutions, fund managers, REITs, government entities and private property owners.

Awards & Recognition

• Midtown Tampa: Complete a valuation on the 19.54 acres of assemble land known as Midtown Tampa. The property has entitlements for a large mixed-use development to have 220,000 square feet of retail, 645,000 square feet of office, 390 multifamily units and 226 hotel keys. 

• ServisFirst Bank/Nashville/Proton Therapy Center: Developed the appraisal methodology and gathered national data for valuation of a proposed specialized particle therapy facility. There are only 27 working facilities of this type in the United States.

• SunTrust Bank, NA/Edgewater Commercial Land: Developed a land valuation “test of reasonableness” methodology incorporating investors’ return requirements in land banking scenarios. This methodology was pivotal in a court decision in Volusia County where he provided expert witness testimony.
• National Treasury Management Agency, Dublin Ireland/Sarasota Bayside (Quay Property): Expert witness on the high-profile Sarasota Bayside (former Quay) mixed-use development site in Sarasota. The property sold 19 months after his testimony and was valued at his concluded value estimate.
