How to Fit-Out for Sustainability & Workplace Outcomes

22/10/2026

The new Cushman & Wakefield report, How to Fit-Out for Sustainability & Workplace Outcomes, outlines five steps leading occupiers take to create more efficient workplaces with a lower carbon footprint.

A sustainable fit-out does not have to cost more. When sustainability is considered from the outset, it can help reduce operating costs, improve operational efficiency and create a better working environment for employees.

How to create an office that saves costs and the planet

1. Choosing the right office matters more than you might think

Before signing a lease, it is important to assess the building’s energy efficiency, air quality, heating and cooling systems, and opportunities for collaboration with the landlord. These factors influence future costs and how employees feel in the workplace.

2. Sustainable design does not have to cost more

The key is to focus on measures that deliver tangible benefits. Energy-efficient lighting, natural light, good indoor environmental quality and flexible solutions can help reduce operating costs and extend the lifespan of office furnishings and equipment.

3. The most sustainable option is often what we already have

Rather than automatically purchasing new furniture and materials, the report recommends first considering retaining, refurbishing and reusing existing elements. This can help reduce waste, emissions and expenditure.

4. How the project is delivered matters too

Sustainable solutions must remain part of the project throughout construction. Key priorities include setting clear requirements for contractors, overseeing implementation and testing building systems before occupancy.

5. Companies should think about their entire office portfolio

For companies operating across multiple locations, consistent standards for materials, furnishings, energy consumption and waste management help deliver consistent results and manage costs more efficiently.

What makes the report particularly interesting from a real estate perspective?

Office decisions have long-term financial implications. Rent is only one part of the total cost. Energy consumption, maintenance, the lifespan of furnishings and potential future modifications also play a role.

Landlords and occupiers need to work together. Occupiers can influence design and furnishings, while building systems are often managed by the landlord.

Workplace quality is part of an office’s value. Natural light, air quality, thermal comfort and facilities for cyclists can support employee satisfaction and encourage people to commute to the office.

Certification is not an end in itself. LEED, WELL and Green Star help establish and verify standards, but the real priorities are measurable results in energy consumption, carbon emissions and indoor environmental quality.
