West Midtown: Atlanta’s New Horizon

Located east of Marietta Blvd. and west of Interstate85, the West Midtown micro-market has emerged as Atlanta’s newest premier hotspot. With access to the BeltLine, Westside Park, and a plethora of breweries, entertainment venues, restaurants, and retail, West Midtown provides a wealth of opportunities to residents and workers. Millennials and Generation Z are flocking to the variety that the area has to offer: 78.5% of the population is made up of these age groups, compared to only 47% of the U.S. 

Some of the biggest names in the technology sector have leased office space in West Midtown. Due to its close proximity to the talent incubators of Georgia Tech and Atlanta’s HBCUs, firms seeking a talented and diverse workforce are drawn to the area. Major corporations and successful start-ups alike have staked a claim in West Midtown since the start of 2022 alone including Anduril Industries, Outreach Corporation, Nike, Sovos Software, Gordon Foods, Ford/EV Charging Group, Pindrop Security, Adobe, and Innovien Solutions. 

West Midtown has seen substantial adaptive reuse over the past decade. In addition to the repurposing of buildings through conversion into office space, the area also boasts some of the most innovative and highly-amenitized new construction in the Southeast. Demand remains high for the limited available office space, and the influx of interest has yielded explosive office rent growth, increasing 425% since 2012. 

Nearly 1.6 msf of new or renovated office product delivered in West Midtown since 2019, and an additional seven buildings are currently under construction. Undoubtedly, this micro-market remains poised for continued intense demand as companies seek to position themselves in one of the city’s most appealing areas for young workers.
