With companies adapting to hybrid and work-from-home models, office space is changing. Millennials and Generation Z make up 47.0% of the U.S workforce and these age brackets, which are the target workforce for many forwarding-looking firms, have a different set of expectations for office space than their predecessors. So what is creative office space? It is a work environment that enables tenants to utilize designed open floor plans which allows for employees to collaborate, impress clients, and hold internal meetings. Creative office represents Nashville’s trend towards modern day office needs.
Developers of both new and repurposed projects are designing creative office space in order to meet demand as large tenants such as Live Nation, Accenture, Academy of Country Music, and Pilot.com all leased space within new creative office product. Since 2005, Nashville has added more than 2.0 million square feet of creative office space to its inventory with a total of seven projects completing last year alone.
With tenant demand towards creative office product remaining robust and consistent, institutional investors are jumping in on the trend with significant acquisitions occurring throughout 2022. For example, real estate giants Stockbridge and Clarion Partners both became active in Nashville’s creative office market with purchases of Stocking 51 and The Sheds, both repurpose projects that are 100.0% leased.
