

Nashville Ranks No. 1 U.S. Real Estate Market to Watch

Urban Land Institute and PricewaterhouseCoopers released its 2022 Emerging Trends in Real Estate report, ranking Nashville as the No. 1 U.S. Real Estate Market to watch for the second year in a row, the first repeat since San Francisco in 2013-2014.
ULI/PwC placed the city in the “Supernova” category, stating: “Like the astronomic source for its name, the metro areas in the Supernova category markets have exploded into prominence over the past decade or so. Supernovas have had tremendous and sustained population and job growth. They also have above-average levels of economic diversity and white-collar employment, leading to strong investor appeal.”
This is not the first accolade the city has received – Nashville has also been named a “Top 10 City to Live After the Pandemic” (Today), “No. 1 Metro for Advanced Industry Job Growth” (Brookings), “No. 1 in Metropolitan Economic Strength” (Policom), and “Best Places for Business and Careers” (Forbes) to name a few.
With an unemployment rate of 2.4% as of September 2022, the city boasts strong economic strength. Additionally, Middle Tennessee Tech Job Growth is up 51% since 2015, outpacing national tech job growth by 32%.
“Almost all of this year’s survey of top-ranked real estate markets are in faster-growing southern and western regions and away from the coasts. Nashville was once again the top-rated metro area, while the Dallas/Fort Worth area jumped five spots from a year ago to become the number two-ranked market,” the report said.
